My main issue is how the ball was dropped on paperwork and then took no accountability for their actions rather doubled down. That being said PHFA at the time of our home purchase was pretty backed up which we (my parter and I) as well as our realtor told them. Paperwork that could be submit anytime after June 25th - was not submit until July 25th. A whole month. Any documents they asked of us were given back within a days time in most cases only hours because we wanted this process to be a smooth one.
They had to push our closing date numerous times. August 8, 22nd and a theoretical new date but they were unable to give us any information on a new date so we couldn’t move the paperwork forward. Which freaked us out because if we don’t have dates we couldn’t do additional extension paperwork. Meaning we could lose the house.
We gave notice to our landlords because of guidance from Pam saying we should give them three months notice that should be sufficient. Unfortunately that was not the case. So we became a bit more anxious and nervous as our lease was ending and our closing date kept pushing out.
I know there are things outside of people’s control, but Pam handled things in ways that lacked humility, empathy or compassion.
When asking about updates we were given two choices, drop the PHFA loan and find 16k lying around or “get an Airbnb” until closing because she couldn’t give us any additional information.
I hope my personal experience helps lower income folks avoid these guys and not get trapped with a lender that may say they know how to do something but does not know the ins and outs of the PHFA process. Costing you additional thousands of dollars. We were working with them since June - with still no solid direction or information as of August 23rd had to pivot to a different lender and we closed September 9th.

She navigated us through the loan process in a manner that made us feel safe and in good hands. We bought in a tough market, but she never made us feel like she wanted to take advantage of us via exorbitant interest rates etc. Instead, we saw that she fought hard and was intentional about getting us the best rate she could find for our scenario. She was not only very proactive with keeping us looped in throughout the process, but she was very responsive to phone calls and emails and always circled back in a very timely manner.
On the day of settlement, she wasn’t required to be present, but she traveled far just to meet and formally congratulate us. She’s an utter professional with a very kind and warm demeanor. I would recommend her many times over to others. It was an absolute pleasure working with Pam!
