FHA 100% DPA for Law Enforcement 

Law enforcement officers might qualify for the FHA 100% Down Payment Assistance (DPA) program, which offers 100% financing with no down payment required. This is accomplished through a combination of a first and second mortgage. The second mortgage can be up to 3.5% of the sales price or the appraised value, whichever is lower, with a term of 10 years. 

Eligibility for 100% FHA DPA 

To qualify for this program, law enforcement officers must have a minimum credit score of 620 and a maximum debt-to-income (DTI) ratio of 45%. Additionally, eligible borrowers must complete an approved Homebuyer Education course and purchase one of the following property types: single-family homes, duplexes, manufactured homes, planned unit developments (PUDs), townhouses, or condos. 

Good Neighbor Next Door Program

Law enforcement officers, along with teachers, firefighters, and emergency medical technicians, can qualify for HUD’s Good Neighbor Next Door Program. This initiative provides a 50% discount on the list price of homes in designated revitalization areas. In return, eligible law enforcement officers must commit to residing in the purchased home as their primary residence for 36 months.

Homes For Heroes

The Homes for Heroes program offers financial assistance to first responders, including police officers, firefighters, teachers, and military personnel, for buying, selling, or refinancing their homes. As the largest nationwide network with affiliate real estate agents, mortgage lenders, and local businesses, this program provides benefits such as reduced real estate service fees, lending fees, and special hero discounts. Law enforcement officers, specifically, could save an average of $3,000 through the program after closing on a home.

Renovation Loan

  • FHA 203K: Covers the purchase of the home and the cost of necessary repairs. This product is designed specifically for homes in dire need of rehabilitation.
  • Freddie Mac Homestyle: An economical financing option to repair, restore, rehabilitate or renovate an existing home with less restrictive repair guidelines.
  • Gifts, and grants from Community Seconds, are all acceptable sources of down payment or closing costs.
  • Reduced mortgage insurance coverage required for LTV >= 90%.
  • Cancellable mortgage insurance once borrower’s equity reaches 20%.
  • Eligible for borrowers with income that falls within 80% of AMI
